Overview
Markup allows you to place visual annotations over a floor plan without changing its measured geometry.
Use Markup Mode to:
Sketch directly on the plan
Highlight an area
Place commonly used plan symbols
Add text labels
Attach a note to a specific location
Draw a reference dimension
Markup does not change:
Walls
Rooms
Flooring Areas
Doors, windows, or openings
Objects
Measured dimensions
To modify the measured floor plan, return to Layout or Flooring Mode.
RENDR Principle
Use Layout and Flooring tools to document the building. Use Markup tools to communicate information about it.
Before You Begin
Markup creation and editing are available in the RENDR iOS app on iPhone and iPad.
In Flex 3.0, Web can display existing markup but cannot create or edit it.
Opening Markup Mode
On iPhone or iPad:
Open the Space in Flex.
Select Markup from the mode control.
Choose the type of annotation you want to create.
Add the annotation to the floor plan.
Markup Mode includes five annotation categories:
Annotation Type | Use It To |
Freehand | Draw, highlight, erase, or add basic shapes |
Symbols | Place Centerline, Outlet, Sink, Switch, or Vent symbols |
Custom Dimensions | Draw a reference measurement |
Text | Add a movable text label |
Changing editor modes clears the current selection and cancels an unfinished gesture. When you return to Markup Mode, select the annotation tool you want to use again.

Creating Freehand Markup
Freehand includes:
Pen
Marker
Eraser
Shapes
Draw with the Pen or Marker
Open Markup Mode.
Choose Freehand.
Select Pen or Marker.
Choose the color and size you want to use.
Draw on the plan with one finger or Apple Pencil.
Lift your finger or Pencil to complete the item.
The Pen creates an opaque freehand line.
The Marker creates a broader highlighting stroke.
💡Pro Tip: Freehand markup uses one-finger input. Placing a second finger on the screen cancels the active stroke so you can return to pinch navigation.
Create a Shape
Open Freehand.
Choose Shapes.
Select the available color and size.
Turn the fill setting on or off, depending on the desired appearance.
Draw the shape on the plan.
Lift your finger or Pencil to complete it.
Choose the color, size, and fill setting before drawing the new shape.
To use a different appearance, remove the existing item and create a replacement with the desired settings.
Removing Freehand Markup
The Eraser removes a complete Freehand item. It does not scrub away only part of a Pen or Marker stroke.
To remove a Freehand item:
Open Markup Mode.
Choose Freehand.
Select Eraser.
Tap the Freehand item you want to remove.
Only the tapped Freehand item is removed.
Use Undo immediately if you remove the wrong item.
Adding a Symbol
Available Symbols include:
Centerline
Outlet
Sink
Switch
Vent
To place a Symbol:
Open Markup Mode.
Choose Symbols.
Select the Symbol you want to place.
Choose its color.
Tap the desired location on the plan.
Reposition or adjust the Symbol as needed.
Symbols can snap flush to nearby plan edges. They can also use a nested snapping behavior when placed near two perpendicular edges.
Moving a Symbol
Open Symbols in Markup Mode.
Tap the existing Symbol.
Drag it to the desired location.
Release it to complete the move.
If the Symbol snaps to an unwanted edge:
Open Settings.
Turn off Symbols snapping.
Reposition the Symbol.
Turn snapping back on when needed.
You can also break a snap by dragging beyond the active snap tolerance.
Resizing and Rotating a Symbol
To resize a Symbol:
Tap the existing Symbol.
Use its resize control.
Drag until the Symbol reaches the desired size.
Release the control.
To rotate a Symbol:
Tap the Symbol.
Use its rotation control.
Drag to the desired angle.
Release the control.
Symbol rotation snaps in 5-degree increments when Symbol snapping is enabled.
Changing a Symbol’s Color
Symbols have a documented color picker and can be edited after placement.
To recolor an existing Symbol:
Open Symbols in Markup Mode.
Tap the Symbol you want to change.
Open the available color picker.
Select the new color.
Adding Text
To add a Text annotation:
Open Markup Mode.
Choose Text.
Tap the location where the label should appear.
Enter the text inline.
Finish editing to place the label.
If you leave the Text annotation empty, Flex discards it automatically.
Editing Existing Text
To change the wording:
Open Text in Markup Mode.
Tap the existing label.
Edit the text inline.
Finish editing to save the change.
To move the label:
Tap the existing Text annotation.
Drag it to a new location.
Release it.
To resize the label:
Tap the Text annotation.
Drag its corner handle.
Release the handle when the label reaches the desired size.
Small, Medium, and Large size presets are also available.
The inventory does not document changing Text color after placement.
Creating a Custom Dimension
Custom Dimensions are reference annotations. They do not change the measured wall or room geometry.
To create one:
Open Markup Mode.
Choose Custom Dimensions.
Create the line using either method:
Tap once for the first endpoint and again for the second.
Press, drag, and release.
Review the completed dimension.
Custom Dimension endpoints can snap to:
Corners
Edges
Wall faces
Five-degree angle snapping can be enabled or disabled in Settings.
Editing a Custom Dimension
To move an endpoint:
Open Custom Dimensions.
Select the existing dimension.
Drag the desired endpoint.
Release it at the new location.
To reposition the label:
Select the Custom Dimension.
Drag the dimension label.
Release it at the desired location.
To remove the dimension:
Select it.
Tap Trash.
With a connected hardware keyboard, Delete or Backspace also removes the selected Custom Dimension.
Reviewing Markup from the Annotation Panels
Each annotation category has its own panel.
Use the panel for the active annotation type to:
Review all items of that type
Focus the canvas on a specific item
Delete an individual item
Use Clear All for that annotation type
On iPad, annotation controls appear in collapsible slide panels.
On iPhone, controls may appear in sheets adapted to the smaller screen.
Clearing Markup
Flex does not use one global Clear Markup command for every annotation category.
Instead, each annotation type has its own Clear All action.
To clear one category:
Open Markup Mode.
Choose the annotation type you want to clear.
Open its annotation panel.
Select Clear All.
Confirm the action if prompted.
For example, clearing Freehand does not automatically clear Symbols, Text, Pinned Notes, or Custom Dimensions.
Showing or Hiding Markup
Use Layers to control which annotations are visible.
Available markup layers include:
Freehand
Symbols
Pinned Notes
Custom Dimensions
Text
To hide an annotation category:
Open Layers.
Find the relevant markup category.
Turn its visibility off.
To show it again:
Open Layers.
Turn the category back on.
Hiding a layer does not delete its annotations.
Layer visibility is saved on the device.
Undo and Redo
To reverse a markup action:
Tap Undo in the navigation controls.
Continue tapping to reverse additional actions when available.
To restore an action:
Tap Redo.
Hardware keyboard shortcuts:
Command + Z — Undo
Command + Shift + Z — Redo
Undo and Redo are disabled in View Mode.
Returning to Floor-Plan Editing
When you are finished creating markup:
Switch to Layout Mode to edit walls, Room Dividers, doors, windows, openings, or objects.
Switch to Flooring Mode to edit Flooring Areas or exclusions.
Switch to View Mode to inspect the plan without editing.
Markup cannot be used to:
Move a wall
Correct a room boundary
Resize an opening
Change a Flooring Area
Modify an object
Replace a measured dimension
Platform Notes
iPhone
Markup creation and editing are supported.
Some tools and annotation controls appear in bottom sheets to fit the smaller display.
Zoom in before attempting to interact with small or closely spaced annotations.
iPad
Markup creation and editing are supported.
Annotation controls appear in collapsible slide panels.
Apple Pencil can be used for Freehand input.
Web
Markup created in the iOS app can be viewed on Web.
In Flex 3.0, the Web editor does not allow users to:
Create markup
Move markup
Resize markup
Recolor markup
Edit markup
Delete markup
When a plan contains no markup, the Web Markup section is disabled. Existing markup is non-interactive when displayed.
Best Practices
💡 Choose Freehand colors and sizes before drawing.
💡 Use Symbols for repeatable plan notation rather than drawing the same icon by hand.
💡 Use Text for short labels and Pinned Notes for detailed context or photos.
💡 Use Custom Dimensions only as reference annotations. They do not modify measured geometry.
💡 Hide individual markup layers when the floor plan becomes crowded.
💡 Use Undo immediately after an accidental delete or movement.
💡 Save your changes before reviewing the markup on Web.
Common Mistakes
Expecting Every Annotation to Use the Same Controls
Editing behavior varies by annotation type.
For example:
Symbols can move, resize, rotate, and use a color picker.
Text can be re-edited, moved, and resized.
Custom Dimension endpoints and labels can be moved.
Freehand items are removed with the Eraser.
Using Markup to Fix the Floor Plan
Markup adds communication over the plan.
Use Layout or Flooring Mode to correct the measured geometry.

Can I edit markup after creating it?
It depends on the annotation type.
Symbols, Text, Pinned Notes, and Custom Dimensions each provide documented post-placement interactions. Freehand items are primarily created with preset color and size controls and removed with the Eraser.
Can I change a Symbol’s color after placing it?
Yes.
Select the Symbol and use its color picker.
Can I change the color of an existing Pen or Marker annotation?
No, not after the freehand markup is created.
Remove the item and recreate it using the desired color.
Can I erase only part of a stroke?
No.
The Eraser removes the complete Freehand item.
Can I remove one annotation without clearing everything?
Yes.
Use the Eraser for a Freehand item or delete the individual item from its annotation panel.
Can I hide markup without deleting it?
Yes.

Can I create or edit markup on Web?
