Article 22 — Working with Markup

Learn how to use Markup Mode to add notes, symbols, sketches, custom dimensions, and other visual annotations to your floor plan.

Overview

Markup lets you add visual annotations to a floor plan without changing its measured geometry.

Markup is created and edited in the RENDR iOS app on iPhone and iPad. Existing markup can be viewed on Web.

Markup is a separate annotation layer placed over the floor plan. It is designed for communication: showing a question, identifying a condition, recording a field note, or adding a reference dimension.

Markup does not move walls, change room geometry, or alter Flooring Areas. To correct the measured plan, return to Layout or Flooring Mode.


RENDR Principle

Use geometry to document what exists. Use markup to explain what matters.


Why We Built It

Field information is easier to understand when it stays connected to the location it describes. Markup keeps sketches, symbols, notes, and dimensions on the plan instead of separating them into a text-only punch list.


Opening Markup Mode

On iPhone or iPad:

  1. Open the Space in Flex.

  2. Choose Markup from the mode selector.

  3. Select an annotation type.

  4. Add the annotation to the plan.

Changing modes clears the current selection and cancels any unfinished annotation. When you return to Markup Mode, simply select the annotation tool you want to use again.


Markup Tools in Flex 3.0

Flex 3.0 includes five annotation types:

  • Freehand — Pen, Marker, Eraser, and Shapes

  • Symbols — Centerline, Outlet, Sink, Switch, and Vent

  • Pinned Notes — Location-based notes with optional photo attachments

  • Custom Dimensions — User-created reference measurements

  • Text — Movable, resizable text labels

Each annotation type has its own annotation panel where you can review existing annotations, focus the plan on a selected item, delete individual annotations, or use Clear All for that annotation type.


Creating Freehand Markup

  1. Open Markup Mode.

  2. Choose Freehand.

  3. Select Pen, Marker, Eraser, or Shapes.

  4. Choose the available color, size, and (for Shapes) fill option.

  5. Draw with one finger or Apple Pencil.

  6. Lift your finger or Pencil to complete the stroke or shape.

Understanding the Freehand Tools

Tool

Purpose

Pen

Creates an opaque freehand line.

Marker

Creates a broader highlighting stroke.

Shapes

Draws cleaner geometric callouts.

Eraser

Removes an entire freehand item when selected. It does not erase portions of a stroke.

💡Pro Tip: A second finger interrupts an active freehand stroke so the canvas can return to pinch navigation!


Adding and Editing Symbols

  1. Choose Symbols.

  2. Select a symbol:

    • Centerline

    • Outlet

    • Sink

    • Switch

    • Vent

  3. Tap the plan to place the symbol.

  4. Drag to reposition it.

  5. Use the handles to resize or rotate it.

Symbols can snap flush to nearby plan edges. Rotation snaps in 5-degree increments when Symbol snapping is enabled in Settings.


Adding Text

  1. Choose Text.

  2. Tap the plan where the label should appear.

  3. Enter the desired text.

  4. Finish editing to place the label.

Existing text can be edited at any time.

Text labels can be:

  • Moved

  • Resized

  • Edited

Small, Medium, and Large size presets are available.

Empty text annotations are automatically discarded.


Creating a Custom Dimension

Custom Dimensions are covered in detail in Article 24 — Using Custom Dimensions.

From Markup Mode:

  1. Choose Custom Dimensions.

  2. Create the dimension using either method:

    • Tap once for each endpoint.

    • Press, drag, and release.

Endpoints can snap to corners, edges, and wall faces.

After creation you can:

  • Move either endpoint.

  • Reposition the dimension label.

Angle snapping can be enabled or disabled in Settings.


Reviewing and Managing Markup

Use the annotation panel for the active annotation type to:

  • Review all annotations of that type.

  • Focus the canvas on a selected annotation.

  • Delete individual annotations.

  • Clear all annotations of that type.

Use Layers to independently show or hide:

  • Freehand

  • Symbols

  • Pinned Notes

  • Custom Dimensions

  • Text

Layer visibility is saved on the device.

To remove a selected annotation:

  • Tap Trash, or

  • Press Delete or Backspace when using a hardware keyboard.


Undo and Redo

Use the Undo and Redo controls in the navigation toolbar.

Hardware keyboard shortcuts:

  • Command + Z — Undo

  • Command + Shift + Z — Redo

Undo and Redo are unavailable while in View Mode.


Returning to Floor Plan Editing

When you’re finished annotating:

  1. Switch to Layout Mode to edit walls, doors, windows, openings, or objects.

  2. Switch to Flooring Mode to edit Flooring Areas and exclusions.

  3. Switch to View Mode to inspect the plan without editing.

Markup and measured geometry are intentionally separated.

Markup tools cannot repair walls or modify room boundaries.


Platform Notes

iPhone

Markup creation and editing are fully supported.

Some controls appear in bottom sheets to better fit the smaller display.


iPad

Markup creation and editing are fully supported.

Annotation controls appear in expandable slide panels.

Apple Pencil can be used for freehand input.


Web

Markup created in the iOS app can be viewed on Web.

Flex 3.0 does not provide tools to create or edit markup in the Web editor.


Pro Tips

💡 Use Text for labels.

💡 Use Symbols for repeatable plan notation.

💡 Use Custom Dimensions for reference measurements.

💡 Turn off individual Layers when the plan becomes crowded.

💡 Temporarily disable snapping in Settings when placing Symbols or Custom Dimensions that should remain unsnapped.

💡 Save after completing a group of annotations so the project can synchronize before reviewing it on Web.


Support Clues

Problem

Solution

I can see markup on Web but cannot edit it.

This is expected. Open the Space in the RENDR iOS app to make changes.

My symbol keeps snapping to an edge.

Disable Symbol snapping in Settings or move beyond the active snap tolerance.

I cannot find one of my annotations.

Verify the correct Layer is visible, then use the annotation panel to locate the item.

I started drawing when I meant to pan.

Finish or cancel the current annotation. Freehand uses one-finger input while pinch gestures remain available for zooming.


Frequently Asked Questions

Does markup change the measured floor plan?

No.

Markup is stored as annotation data and does not change walls, Rooms, Flooring Areas, or objects.


Can I create markup on Web?

No.

Flex 3.0 displays existing markup on Web but does not allow markup to be created or edited there.


Can I erase only part of a freehand stroke?

No, not yet.

The Eraser removes the selected freehand item as a whole.


Can I hide one type of markup without deleting it?

Yes.

Use Layers to independently show or hide Freehand, Symbols, Pinned Notes, Custom Dimensions, or Text.
